Types of Home Additions
Each home addition project is unique, but they generally fall into a few categories: conventional home additions, conversions, and sunrooms. The right project for your home depends on your current home’s floorplan, available space, and property lines, as well as your goals for the new space, interior design preferences, and budget.
A conventional addition usually means you build up or build out. The key is designing the new space—both its exterior and interior—so that it fits seamlessly into the existing house.
With a one-room addition, or “bump-out,” an additional room is built on the main level. If you have the space on your property, this can be an excellent option for creating a primary suite, guest room or in-law suite, home office, mudroom, or bonus space (e.g., “man cave,” “she shed,” hang-out space for the kids, etc.).
Conventional Home Addition
Those with smaller lot sizes may need to consider building up instead of building out. Adding another story to your original home is usually a more complex and more expensive project, but it can create significantly more space. If it is something your budget can handle, the benefit would be that you could end up with twice the square footage, all while being able to continue living in the neighborhood you love.
Conversions
Basements, attics, and garages can be converted into a wide range of livable spaces. These areas are already built and are essentially blank canvases for home additions. Unfinished basements often have existing electricity and plumbing, and many garages usually have some form of wiring as well.
Attic spaces make great entertainment rooms, guest rooms and kids’ playrooms. Basements can be finished into one large area, like a guest suite, or multiple rooms for different functions as well.
Garages, whether detached or attached, can also be turned into a guest space, apartment, entertainment room, home gym, home office, home studio—whatever you want your new space to be.
Sunrooms
A sunroom is a fully enclosed space with large windows and views of the outdoors. If you have a porch or patio, you only use a few months a year, why not convert it into a year-round space? A thoughtfully designed sunroom can also bring functionality to your home as an extra sitting room, dining room, reading area, or an extension of your living or family room.
Does an Addition Increase Property Value?
Since you are adding more livable square footage, a home addition can certainly increase your property value. The increase in value is not only determined by the number of square feet you have added, but also how thoughtfully designed the new addition is. High-end finishes with seamless integrations into your new space are key points that appraisers consider when placing an updated value on your home.
It is also extremely important that everything is built to current state and city codes so that it qualifies as legal living space. For example, a basement conversion should have egress windows, and any added bedrooms should have a window and a closet.
Is a home addition worth your consideration? For many homeowners, the investment pays for itself over time or when the market is “hot”. Not only will you increase your home’s value for a future sale but you will also have tailor-made space to fit your family’s specific needs and lifestyle.
